Occupancy isn't our favourite KPI. And here's why.
Let's be a little controversial: getting a villa fully booked isn't particularly difficult if you're willing to drop the price low enough.
But what does that actually mean for the owner?
A villa with 90% occupancy might look fantastic on paper. But if nightly rates are too low, operating costs are too high and maintenance is constantly being neglected, is that really a successful investment?
We don't think so.
At NECA Property Management, we care about what owners actually take home, how well their property is maintained and whether their investment is improving over time.
Occupancy is something we monitor, but it's not our definition of success.
We don't blindly approve contractor quotes or accept poorly completed work. We question prices, follow up on repairs and look for ways to avoid unnecessary expenses.
Our owners have full access to their financial records through a shared Google folder. Every rupiah coming in and going out is visible and questions are always welcome.
Our cleaning team works across multiple villas, allowing owners to share staffing costs and keep cleaning expenses more flexible depending on occupancy.
Why pay for unnecessary staffing when there's a smarter way to organise it?
Monthly maintenance inspections, descaling shower heads, regular AC cleaning, checking filters and plumbing and scheduled deep cleans might not sound particularly exciting.
But neither does paying for an expensive repair that could have been prevented.
We focus on keeping properties in excellent condition, not just fixing things when they break.
Yes, we use Airbnb, Booking.com and automated pricing tools. But we don't trust them blindly.
We regularly review rates, booking patterns and guest feedback. We also actively work on direct bookings through our website, Google presence, travel agents and social media.
And when we identify improvements that could help a villa perform better, we discuss them with the owner.
Your property, your investment, your decisions.
Some owners want to be closely involved. Others prefer to leave the day-to-day operations to us.
Either way, we believe in honest communication (because we are also not perfect), financial transparency and making decisions together.
We're here to manage the right ones, properly.
We focus on quality properties and owners who understand that maintaining and improving a villa is part of building a successful investment.
Because at the end of the day, a full booking calendar doesn't pay the bills. Profitable bookings do.
